The story of Sydney's Henderson Hat Factory is a captivating tale of resilience and creative rebirth. In a city known for its vibrant history and architectural gems, this project stands out as a unique blend of old and new, a testament to the power of adaptive reuse.
A Devastating Fire and a New Beginning
In 2023, a catastrophic fire engulfed the heritage-listed Henderson Hat Factory, reducing it to a charred shell within an hour. Architects Nazia Kachwalla and Tim Greer, who had dedicated years to transforming this historic site into a boutique hotel, were deeply affected by the loss.
The fire's impact was not just physical; it left an emotional scar on those involved. Greer, a founding partner of Tonkin Zulaikha Greer, and Kachwalla, the director of projects, had to make a difficult decision after the fire. They could either start from scratch with a new design competition or rebuild, preserving what remained.
Preserving Heritage, Embracing Change
Opting for the latter, they embarked on a hybrid project, a delicate dance between old and new. The design process involved rebuilding destroyed walls and incorporating salvaged materials into the new structure. Burnt wooden beams found a new purpose as timber floors and furniture, while incinerated bricks became art and paving, adding a unique, textured aesthetic.
One of the most poignant elements is the original fire bell, salvaged by firefighters, which will now hang on Randle Street, serving as a reminder of the site's history.
A Story Told Through Design
The 11-storey hotel is a narrative in itself. It's a blend of the new and the old, a careful balance of what can be safely repurposed and what needs to be rebuilt. Giant lumps of brickwork, suspended in the walls, serve as a reminder of the fire's impact, a visual representation of the site's history.
As Greer puts it, "It's hideous because it reminds us of things we'd rather forget, but it's also an integral part of the site's story."
